  • What is Rooming?

    Rooming is an online platform where renting and letting a house comes together. Our smart matching system will find you the perfect home, or the perfect tenant. Our principle is very simple: you know who you rent from and who you rent to. By verifying and checking all our offers, we ensure that you can rent or let in a trusted environment.

  • Is Rooming a real estate agent?

    Rooming is not a real estate agency, Rooming is an online platform that brings renters and landlords together. We do not mediate between the parties. You can contact the advertiser yourself and discuss any questions or uncertainties.

  • How do I get in contact with the Rooming team?

    Do you have a question or feedback? We are happy to help! Through our contact page you can get in touch with our customer service. You can also contact us through email, Facebook and Instagram but we respond the quickest to the customer service. We strive to answer your question within two working days.

  • Can I use rooming for free?

    You can offer, search and view accommodation on Rooming for free. Rooming is completely free of charge for landlords. As a tenant you only have to pay if you want to respond to a property. To be able to respond to a residence as a potential tenant you will have to buy reaction credit. We offer reaction credit in three different packages:

    - Careful; 14 days of unlimited responding. The costs of this package are a one-time payment of €19.95.

    - Popular; 30 days of unlimited responding. The cost of this package is a one-off payment of €24.95.

    - Insured; 60 days of unlimited responding. The cost of this package is a one-time fee of €29.95.

    You will only have access to the contact details of landlords if you have purchased reaction credit. The purchase of reaction credit is a one-off payment. After the expiry of your reaction period, the package ends automatically, so you are not tied to anything. Of course, you can always choose to extend your reaction credit. You can do this at https://www.rooming.nl/account/credits. After purchasing the reaction credit, it is immediately added to your account, so you can respond immediately.

  • What are the advantages of finding a home through Rooming?

    Rooming is designed to let you rent or let out your house as carefree as possible. This platform is made by experts and that is visible; these are some of the advantages of our platform:

    - On Rooming you can choose from a very diverse, extensive range of homes. From rooms to complete houses, from Amsterdam to Groningen. On Rooming you will find rooms, flats, complete houses, studios and anti-squat houses. On Rooming everyone can find the perfect home!

    Security guarantee

    - Searching for your perfect home can involve the risk of scams. Rooming strives for a reliable and safe platform where users can continue the rental process in a safe online environment. To realise this principle Rooming uses different badges. As a tenant or landlord you can obtain these by means of various verifications. By filling in your complete profile and mentioning your social media channels, everyone can see at a glance who you are.

    You are not tied to anything

    - You can offer, search and view properties on Rooming completely free of charge. If you buy reaction credit, to be able to react to a residence, this will stop automatically after the end of your reaction period. The purchase of reaction credit is a one-off payment, so we will never automatically debit your account. You are never tied down to anything!

  • How do I keep my account and password safe?

    To prevent abuse of your account, you will need to use the strongest possible password for your Rooming account. By following these steps, you can make your account extremely safe:

    - Your account password is at least 8 characters long and contains a unique combination of letters, numbers and symbols. Choose a password that you have not used on any other website. Choose a unique combination; avoid using names or dates of birth.

    - Only log in to Rooming websites that begin with https://www.rooming.nl ; check the URL of a page before entering your log in details.

    - Check the landlord; do not click on links and do not download attachments unless you know and trust the source.

    - If you come across a suspicious profile, listing or message, contact our Customer Service team.

  • How do I change my e-mail?

    Are you not completely satisfied with your current e-mail address? No worries, you can easily change your email address.

    - Click on the menu at the top right of the website. Then go to "Dashboard".

    - Then choose the "Settings" tab.

    - At the bottom right of the screen you will find "Change e-mail address".

    - Fill in your current e-mail address and your new e-mail address according to the instructions. Then click on "Change", this will save the new e-mail address.

    Did it all work out? It is perfect! You now have a new email address for your Rooming account.

  • How do I reset my password?

    Are you not completely satisfied with your current password? No worries, you can easily reset your password.

    - Click on the menu at the top right of the website. Then go to "Dashboard".

    - Choose the tab "Settings".

    - At the bottom left of the screen you will find "Change Password".

    - Enter your current password and your new password according to the instructions. We ask you to repeat your new password to prevent the password from being saved incorrectly. Then click on "Change", this will save the new password.

    - You will then receive an e-mail containing a link which you can use to confirm your new password. Can not find the e-mail? Check your spam folder.

    Did it all work out? It is perfect! You now have a new password for your Rooming account.

  • How do I delete my account?

    Unfortunately you have decided to leave the Rooming platform. We will be very sorry to see you go! Through the following steps you can delete your account.

    - Click on the menu on the top right of the website. Then go to "Dashboard".

    - Choose the tab "Settings".

    - At the bottom left of the screen you will find "Delete".

    - Click on the link "Delete your Rooming account permanently".

    - You will be asked one more time if you are sure you want to delete your account. Take a moment to make sure that you really want to leave. Do you really want to delete your account? Then click on "Delete".

    - Your account is now permanently deleted.

  • Why is a public profile necessary on Rooming?

    A public profile allows advertisers to understand who you are. A public profile helps Rooming to maintain a safe and secure platform.

  • How do I link my social media to Rooming?

    By linking your various social media accounts to your Rooming profile, renters and landlords know exactly who you are. How can you link your social media to your Rooming account?

    - Click on the menu at the top right of the website. Then go to "Dashboard".

    - Choose the tab "Profile".

    - Then choose the tab "Verifications".

    - Here you will find an overview of your linked social media accounts. To link a social media account, click on the "+" next to the logo.

    - You will be redirected to the social media platform. You will be asked to log in. Then enter your account details for the social media account to log in to the platform.

    - You will then be asked if you want to give Rooming access to your name and picture from your social media account. Choose "Allow".

    - Your social media account is now linked to your Rooming account.

    Did it all work out? It is perfect! Your social media is now linked to your Rooming account.

  • How do verifications work? Can I be verified as a tenant?

    As a tenant you can also be verified, we do this by means of verification badges. You can obtain these by filling out your profile as completely as possible. By linking your social media to your Rooming account for example, landlords know exactly who they are dealing with.

    Rooming uses three levels of verification:

    - Bronze: your tenant account has been verified with 2 or more social media links.

    - Silver: your tenant account has been verified with 4 or more social media links.

    - Gold: your tenant account has been verified with up to 6 social media links.

    You can also be reported as a tenant. In case of doubt about the legitimacy of your profile or in case of unwanted behaviour, you can be reported by a landlord. In extreme cases, we may delete your account.

  • How long does it take before I get a response from a landlord?

    Generally, you will receive a response from a landlord within three days. However, advertisers often receive many messages and some landlords choose not to answer them all. As a supply and demand platform, we do not mediate between tenants and landlords as an estate agency would. If you are dissatisfied with the responsiveness of the landlord, you can discuss this in the chat between you and the tenant.

  • Why can I not see the contact details of landlords?

    The landlord contact details are only shown if you have purchased reaction credit. The option to contact the landlord disappears when the property is no longer available.

  • Why is a public profile necessary on Rooming?

    A public profile allows advertisers to understand who you are. A public profile helps Rooming to maintain a safe and secure platform.

  • How can I unsubscribe from Rooming email notifications?

    It is not possible to unsubscribe from emails concerning the core activity of your account (such as responses from advertisers/renters). It is only possible to unsubscribe from emails about new housing offers that match your search criteria.

    To unsubscribe from the housing offer emails, please click on "unsubscribe" at the bottom of the email. Have you succeeded? Great! You will no longer receive e-mails from us about new properties.

  • Will Rooming help me find a place to live?

    On the Rooming platform we allow you to be in direct contact with advertisers of properties - there is no intermediary. You can even apply filters to make your search even easier.

    We have a very experienced customer service team that is always ready to help if you have any questions or comments. Please contact us and we will do our best to help you.

    Please note that as a supply and demand platform, we are not the owner of the listed properties. For the conclusion of a rental agreement, you will therefore always have to contact the landlord.

  • How do I respond to ads?

    To contact a landlord, you will need to follow these steps:

    - Click on the advertisement you are interested in.

    - Click on "respond directly".

    - Describe in a short message who you are, what you do and why you would like to live here.

    - Send your message.

    Did everything work out? Perfectly! You have responded to what may be your new home!

  • How do I filter the ads?

    To refine the list of ads displayed, you can use the filters at the top of the search page. You can set the filters by simply checking the box next to the filter you want. Then apply all the selected filters by clicking on "View ... results". Your search will now be displayed with the filters you have selected.

    To remove a filter, simply remove the tick from the box next to it. To do so, simply click on the check mark again. Do you still have questions? We are happy to help!

  • How do I report a user?

    Reporting a user is very easy, follow the steps below to report a user:

    - Go to the advertisement

    - At the bottom of the advert you will find the "Report" button

    - Tell us why you want to report the user.

    - Click on "Report the room".

  • What is an HVV permit (housing permit) and how do I obtain one?

    It may happen that some advertisements in Rotterdam state that you have to apply for a HVV permit. A housing permit indicates that you, as a tenant, have permission to live in a rented house in the following areas:

    - Carnisse

    - Hillesluis

    - Oud Charlois

    - Bloemhof

    - Tarwewijk

    - Delfshaven*

    *For this area only: Grote Visserijstraat, Mathenesserdijk, Mathenesserweg, Schiedamseweg, Willem Buyewechstraat, Vierambachtstraat, s-Gravendijkwal, 1e Middellandstraat, 2e Middellandstraat and Middellandplein.

    In order to apply for the permit, you will have to meet a number of requirements. These requirements are stated in article 8 and article 10 of the Act on special measures for urban problems.

    Below is a brief overview of these articles:

    Article 8: Income

    Have you lived in the Rotterdam region for less than 6 years and do you wish to rent accommodation in an area where a housing permit is required? Then you must meet the following criteria:

    - Work (employment contract)

    - Self-employed profession

    - Own company

    - Voluntary early retirement pension

    - AOW pension

    - Old-age or survivor’s pension

    - Student grant

    Other income is not allowed.

    If you are going to cohabit with someone who already has a housing permit and you are going to run a sustainable joint household, you will not need an Article 8 housing permit. This applies to spouses, registered partners, parents - children, sisters - brothers. Are you not a first or second line relative but do form a lasting joint household? Then you will have to submit this with your application for a statement sustainable common household.

    Article 10: Police investigation

    The municipality will first examine whether you have caused any nuisance or displayed any criminal behaviour in the past. If this is not the case, you are eligible for a housing permit. If this is the case, you will not receive the permit and you cannot rent out the living space. The main tenant and all accompanying persons of 16 years and older will be screened. To be eligible for a housing permit, you must have Dutch nationality or a valid residence permit.

    As a non-EU citizen, you will first have to make an appointment with the Immigration and Naturalisation Service (IND) to apply for a residence permit. After the IND has given its approval, you can make an appointment to register at the town hall of the municipality in question. Your Burgerservicenummer (BSN) will be issued after you have handed in the required documents.

  • Am I eligible for a refund?

    Rooming is happy to help you find a new home in a safe environment. As a platform designed to help tenants and landlords make a first connection, Rooming cannot mediate in legal disputes between landlord and platform. If you have been involved in fraud or scam through the platform, you may at all times request a refund of the amount paid from your reaction credit. Please note that there are exceptions in all cases!

    Rooming strives to be a safe platform and wants you to be happy and safe during your tenancy that has arisen from Rooming offer. If you are a student we advise you to contact the student service bureau, perhaps they can provide you with relevant and sound advice.
